TPO & PVC
TPO roofs, also known as thermal plastic olefin, are very durable and resistant to water leaks. TPO roofs have become an extremely popular choice for low slope systems due to its ease of install, maintenance, durability, and repairability. When installed correctly, a TPO roof can last over 20 years. Another added benefit is the solar reflectivity that comes along with a white TPO and PVC roof, resulting in energy savings.
PVC roof is also known as polyvinyl chloride.
Typically, you see PVC roofs installed on roofs that service a specific industry such as restaurants as it is more resistant from material breakdown due to the oils and chemicals that are emitted from the roof vents.
TPO and PVC roofs are installed in the same manner. The question is what is the intended need for the roof system of your building?
EPDM, also known as ethylene propylene diene monomer is a rubber single-ply roofing membrane.
EPDM is an economical choice when it comes to price however, it can be more susceptible to leaks over the long term, as the seams are held together via adhesives and not heat welded (like TPO and PVC). Therefore, the adhesives can breakdown, resulting in higher leak occurrences.
Also, EPDM roofing systems can dry out due to the heat from the sun much faster than TPO and PVC roof systems.
Shingle roof systems are most known for their residential application. However, there are also many shingles in the marketplace that can have a commercial application on storefronts and multifamily complexes. Shingles are best suited on steep-sloped roof systems as they are not a waterproofing membrane, and rely on the power of gravity for water shedding abilities.
Shingles can come in many different styles and price points. With advanced technology, some shingles are impact resistant from hail up to grapefruit size. Shingles can come with a slate look, wood shake, or the “typical” laminated shingle. Basically, shingles have a large array of options to fit the look and style you want.
Metal roofs can come in many different styles, such as custom fabricated standing seam or riveted systems. Metal roofs can be installed on steep roof systems and can have a much higher wind resistant rating than shingled roofs. There is also a large difference in cost compared to shingles due to installation methods and material costs.
On older metal roof systems, there may be times where due to the pitch of the roof, a retrofitted system, converting from metal to TPO, would be an excellent option for a re-roof.
